Thai permanent residence — quota, points and the residence book

PR ends annual extensions and 90-day reporting, and opens the door to naturalisation. It is also assessed comparatively, in a window that opens once a year. The file has to be finished before it opens.

What actually decides a PR file

The committee is reading for consistency across years, not for a single strong document. Personal income tax filings that match the salary on your employer letter, extensions of stay with no gaps, a work permit history without unexplained employer changes, and enough Thai to answer the interview. Files fail on a missing tax year, a break in extensions nobody noticed, or foreign civil documents that were never legalised. We audit all four before the window opens.

Employment category

Long-term employees with consistent tax filings, employer letters and work permit history assembled into a coherent file.

Investment category

Qualifying investment evidenced with audited records and remittance proof from abroad.

Family support category

Support of a Thai spouse or child, with legalised civil documents and certified Thai translations.

Frequently asked questions

Who can apply for Thai permanent residence?

Broadly, a foreigner who has held a non-immigrant visa with continuous annual extensions of stay for at least three years at the time of application, under one of the qualifying categories — investment, employment, family support of a Thai spouse or child, expert, or other categories the Ministry of Interior recognises. Continuity matters: a break in the extensions restarts the clock.

When can I apply?

Applications open only during an annual window, usually announced towards the end of the calendar year and often closing at the end of December. Missing the window means waiting a full year, so the file has to be ready before it opens, not built during it.

Is there a quota?

Yes. The law sets a maximum number of persons per nationality per year. In practice the quota is rarely exhausted for most nationalities, but it means applications are assessed comparatively rather than purely against a checklist.

How is the application scored?

The committee assesses income and tax paid, length of stay, employment position and the employer's standing, knowledge of the Thai language, family ties in Thailand, education and professional qualifications, and general conduct. Consistent personal income tax filings over the qualifying years carry substantial weight — declared income that does not match tax paid is the most damaging inconsistency in a PR file.

Do I need to speak Thai?

Yes. There is an interview conducted in Thai, and the ability to answer everyday questions is assessed. It is not an academic exam, but a candidate who cannot hold a basic conversation will struggle. We run interview practice with the questions the committee actually asks.

How long does it take?

PR is a multi-year process from submission to approval and the issue of the residence book, with interviews and background checks in between. Applicants must maintain valid extensions of stay throughout — the application does not protect your status while it is pending.

What do I get with PR?

A residence certificate and blue residence book, with no further annual extensions of stay and no 90-day reporting. You may buy a condominium without transferring funds from abroad, take a Thai name entry in a house registration book, and act as a director without immigration constraints. You still need a work permit to work and a re-entry endorsement before travelling.

Does PR lead to citizenship?

Yes. Permanent residence is the normal prerequisite for naturalisation under the general route, which requires several years of PR before applying for Thai nationality. Applicants married to a Thai husband may have a separate route that does not require PR.
