Why LTR files succeed or stall

The LTR is not a lottery; it is a documentation exercise. The BOI compares your declared income against tax filings, your employer's stability against audited accounts, and your insurance against the programme's minimum. Applications stall when a figure appears in one document and not another, when a foreign certificate arrives without legalisation, or when the chosen category quietly does not fit. Getting those three things right before filing is most of the work.

High-net-worth applicants evidencing assets, income and qualifying Thai investment, with the audited and legalised documents the BOI reviews.

Wealthy Pensioner

Applicants aged 50 and over with pension or passive income, presented with tax records, pension statements and compliant health cover.

Remote employees of established foreign companies, including the employer's audited financials and employment history evidence.

Highly-Skilled Professional

Specialists in targeted industries employed by Thai or foreign entities, with qualification and experience documents legalised and translated.

Spouse and children included on the same validity, with legalised marriage and birth certificates and certified Thai or English translation.

Apostille or embassy legalisation abroad, MFA certification in Bangkok, and certified translation — the part of an LTR file most applicants underestimate.

How the LTR application runs

  1. 1. Category mapping

    We test your profile against all four categories and recommend the one where your evidence is strongest, rather than the one that sounds best.

  2. 2. Evidence audit

    Tax returns, pension or employer letters, audited company accounts, investment records and insurance are cross-checked so the figures agree with each other.

  3. 3. Legalisation and certified translation

    Foreign civil and corporate documents legalised for use in Thailand and translated to the standard the BOI accepts.

  4. 4. BOI qualification endorsement

    Filing through the LTR system, monitoring the assessment and answering officer queries promptly with supplementary evidence.

  5. 5. Visa issue and digital work permit

    Visa stamping and, where the category allows it, the digital work permit issued at the One Stop Service Centre.

  6. 6. Annual reporting and renewal

    Annual reporting instead of 90-day reports, insurance renewal tracking and preparation of the five-year renewal file.

Frequently asked questions

What is the LTR visa?

The Long-Term Resident visa is a Board of Investment programme granting a 10-year visa (issued as five years, renewable for a further five) to four target groups: Wealthy Global Citizens, Wealthy Pensioners, Work-from-Thailand Professionals and Highly-Skilled Professionals. It comes with a digital work permit through the One Stop Service Centre and annual — rather than 90-day — reporting.

Which category do I fall into?

Wealthy Global Citizen suits high-net-worth individuals with substantial assets and Thai investment. Wealthy Pensioner suits those aged 50 or over with a stable pension or passive income. Work-from-Thailand Professional suits remote employees of established foreign companies. Highly-Skilled Professional suits specialists employed in targeted industries, including by Thai entities. The income, asset and employer tests differ for each, so category selection is the first decision we make.

Do I need health insurance?

Yes. Applicants must hold health insurance with coverage that meets the programme's minimum for the period of stay, or demonstrate an acceptable alternative such as social security coverage or a deposit held with a bank. Policies bought abroad are accepted if the certificate states the coverage clearly, usually in English.

Can my family join me?

Yes. A spouse and dependent children can be included, with legalised marriage and birth certificates and certified translations. Dependants receive the same visa validity as the principal applicant.

Can I work in Thailand on an LTR?

Work-from-Thailand Professionals work for their overseas employer; Highly-Skilled Professionals may be employed in Thailand in targeted industries. Both receive a digital work permit issued through the One Stop Service Centre rather than an ordinary Department of Employment blue book, and the employer does not have to meet the usual Thai-staff ratio.

How is income and asset evidence checked?

The BOI reviews audited or officially issued documents: tax returns, pension statements, employer letters, audited financial statements of the employing company, investment and property records. Documents issued abroad generally require legalisation and certified translation. Inconsistent figures between the tax return and the bank statements are the most common cause of a request for clarification.

How long does the LTR take?

The BOI conducts a qualification endorsement before the visa is issued, and the assessment stage is where most of the time goes. Once endorsed, visa issue and the digital work permit follow quickly at the One Stop Service Centre. We confirm the current queue at filing instead of quoting a fixed number of weeks.

How does LTR compare with Thailand Privilege (Elite)?

LTR is qualification-based and includes the right to work with a digital work permit and reduced reporting; Thailand Privilege is a paid membership offering long-stay privileges without work rights. If you intend to work from Thailand, LTR is normally the stronger route.
